Redrow housing look to submit an application next month to build a mammoth sized housing development on green belt land next to Partington.
The 560 houses will be built in Warburton on both East and West sides of Warburton Lane if Trafford Council give it full approval this time around as the developer tried in 2021 but failed due to the lack of affordable housing.
Now Redrow is back this time with 160 more homes and of the 560 homes to be built 84 will be affordable which we expect will help this application be approved.
A consultation is currently underway for people to take part in which you can do here: https://warburtonlane.co.uk/
Having checked the size of this Redrow housing development which is around 110 acres, The biggest part of it will be on the eastern side that will stretch out to the bottom of Moss Lane junction with Sinderland Lane.
This is so big that it could take as long as 3 to 4 years to build (estimated) and will mean more issues for Partington residents, all the housing going up in the area and Carrington will directly affect them.
Trafford though will ask Redrow to install infrastructure that means existing residents will not be adversely affected by the development such as new shops not just a children’s play area.
New roads to cater for all these people will be needed, at this time both huge housing developments in Partington have not even finished yet, nowhere near it! when its all completed we are expecting a bigger number of cars and vans hitting Manchester Road and Warburton Lane.
Pollution is of great concern to us and should be to everyone else as over 100 people die of road side pollution in Trafford every year, this number will only increase as the number of cars, vans and HGV’s come to and through Partington, we are aware Redrow gladly are looking at this however the data needs to be checked for themselves as no known air pollution monitoring is currently being conducted in Partington that also includes PM 2.5 (Particulate Matter) and SO2 pollution (Sulphur Dioxide) not just NO2 (Nitrogen Dioxide).
Having that disused rail line reopened seems the best way forward for the area and Carrington and beyond either as a railway or a cycle/walk/run path even if only goes out to A56 near Timperley College and we ask on behalf of everyone if Redrow could look at this as a sustainable way to travel and for the benefits of everyone’s health in the area going forward.
Network Rail have told us on many occasions they are never going to use this route despite a business man a while back wanting to use a section of the rail corridor to run steam engines only to be ended ‘We are told’ by legalities.
With this new housing development goes lots of green belt land lots of wildlife and habitats will be further eroded which will bring about opposition, this erosion is something we need to stop as once its gone, its gone forever, we do not want to see the wildlife affected anymore as they have been with every housing development that has been built in the area.
One of the biggest problems for Partington residents is the lack of a proper shopping centre, whilst they have a small one that is barely good enough now, the area will need a much bigger one in the coming years, brown field land is almost gone now in the area with only the car park next to the overwhelmed doctors which was supposed to have been a care home and yet more houses which its believed was withdrawn.
Whilst Redrow will probably not help out with this due to costs, it will help them see the current and projected issues or the area and for the new residents in the 560 homes are built.
For this time we want everyone to give Redrow the feedback it may help them get some things sorted out that not helps you but the new residents of this mega sized housing development.
