The Council is updating its regeneration plans for the Manchester Piccadilly area ahead of the arrival of Northern Powerhouse Rail increasing opportunities for the area. 

It is advertising for a consultancy team to shape the updated Strategic Regeneration Framework (SRF) which will guide investment in the area to ensure new jobs, housing, public space and other potential benefits for Manchester people are fully captured. 

The updated SRF will cover a 150 hectare area in the city centre focused on Piccadilly Central and Ardwick (the areas directly to the North and East of the proposed new Northern Powerhouse Rail station), but also taking in areas including Mayfield, Manchester Digital Campus (formerly Central Retail Park) Sister, Piccadilly Basin, Portugal Street East, East Village Central, connections to Piccadilly Gardens and also providing the context for Oxford Road Station, to complement existing and emerging plans and ensure an integrated strategy for the wider Piccadilly area.  

The immediate Manchester Piccadilly area alone has the scope to create 40,000 new jobs and 13,000 new homes.  

Council Leader Cllr Garry Bridges said:

“Manchester Piccadilly will be at the heart of Northern Powerhouse Rail and the improved connections it brings – greater capacity, faster and more frequent services. The area surrounding the station has the potential to become a world-class district.  

“This will be even more the case if the Government accepts the compelling case for an underground Piccadilly Station, which will allow more land to be used to support jobs and housing – complementing existing initiatives.  

“In the light of this emerging opportunity, we think the time is right to revisit the strategic regeneration plan for the Piccadilly area to see how we can maximise these opportunities for Manchester people and the city’s economy.”
